LionHeart Property Group LLC (“LionHeart,” “we,” “us,” or “our”) is a Maryland limited liability company providing residential property management services in Montgomery County, Maryland. Our registered address is on file with the Maryland State Department of Assessments and Taxation (SDAT).

This Privacy Policy explains how we collect, use, disclose, and protect your personal information when you visit our website at lionheartpmg.com, use our tenant or owner portals, or otherwise interact with us.

We use your personal information to:

• Process and evaluate rental applications
• Execute and administer lease agreements
• Collect and process rent payments and security deposits
• Communicate with you regarding your tenancy, lease, maintenance requests, and account
• Send required legal notices under Maryland landlord-tenant law
• Provide property owners with reporting on their properties
• Comply with applicable laws, regulations, and legal process
• Protect the security and integrity of our systems and services

We do not sell your personal information to third parties. We do not use your information for targeted advertising.

We share your information only in the following circumstances:

• Service providers: We share information with vendors who help us operate our business, including Stripe (payment processing), Supabase (database hosting), Vercel (web hosting), Resend (email delivery), and Mapbox (mapping services). These providers are contractually bound to protect your information and may only use it to provide services to us.
• Property owners: We may share relevant tenancy information with the property owner of your residence to the extent required by our management agreement and applicable law. We do not share your financial details with property owners beyond what is required.
• Legal compliance: We may disclose your information when required by law, court order, subpoena, or other legal process, or when we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
• Business transfers: If LionHeart is acquired, merged, or its assets are transferred, your information may be transferred as part of that transaction. We will notify you before your information becomes subject to a different privacy policy.

We retain your personal information for as long as necessary to fulfill the purposes described in this policy, and as required by applicable law.

• Active tenants: Records retained for the duration of your tenancy plus three (3) years after lease termination, as required under Maryland law
• Rental applicants: Application data retained for two (2) years from the date of application, whether approved or denied
• Security deposit records: Retained for three (3) years after return of the security deposit
• Financial records: Retained for seven (7) years for tax and accounting purposes

After the applicable retention period, we securely delete or anonymize your information.

We implement appropriate technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. These measures include:

• Encryption of data in transit using TLS
• Row-level security on our database, limiting data access to authorized users only
• Role-based access controls restricting portal access by user type
• Secure, hosted infrastructure through Vercel and Supabase

No method of transmission over the internet or electronic storage is 100% secure. We cannot guarantee absolute security, but we will notify you promptly in the event of a breach affecting your information as required by Maryland law.

You have the right to:

• Access: Request a copy of the personal information we hold about you
• Correction: Request correction of inaccurate or incomplete information
• Deletion: Request deletion of your personal information, subject to our legal retention obligations
• Opt-out of marketing: Unsubscribe from non-essential communications at any time using the unsubscribe link in any email we send

Note regarding FCRA rights: If you applied to rent with us and were denied based on information in a consumer report, you have the right to obtain a free copy of that report and to dispute inaccurate information directly with the consumer reporting agency.

Our services are not directed to individuals under the age of 18. We do not knowingly collect personal information from minors. If you believe we have inadvertently collected information from a minor, please contact us immediately at admin@lionheartpmg.com.

Our website may contain links to third-party websites. We are not responsible for the privacy practices of those sites and encourage you to review their privacy policies.
