Terms of Service

By accessing or using the LionHeart Property Group LLC website at lionheartpmg.com or any of our tenant, owner, or administrative portals (collectively, the “Platform”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, do not use the Platform.

These Terms apply to all users of the Platform, including prospective tenants, current tenants, property owners, and visitors.

LionHeart Property Group LLC is a Maryland limited liability company providing residential property management services in Montgomery County, Maryland. References to “LionHeart,” “we,” “us,” or “our” refer to LionHeart Property Group LLC.

Submitting a rental application through our Platform does not guarantee tenancy. All applications are subject to our standard screening criteria applied consistently and in compliance with applicable fair housing laws. Submission of an application constitutes your authorization for LionHeart to obtain consumer reports, including credit and background checks, in connection with your application.

Rental applications and supporting materials are subject to our Privacy Policy.

By using our Platform, you consent to receive notices, lease documents, financial statements, and other communications electronically. Electronic documents provided through the Platform have the same legal effect as paper documents. You are responsible for maintaining current contact information and for regularly checking your portal for communications.

Documents generated through our Platform, including lease agreements, are legally binding upon execution. You should retain copies of all executed documents for your records.

Maintenance requests submitted through the Platform are received during normal business hours. Submission of a maintenance request does not constitute a guarantee of repair timeline.

Emergency situations — including no heat, flooding, gas leaks, or other urgent hazards — must be reported by phone immediately in addition to any portal submission. Emergency contact information is provided in your lease agreement.

The Platform, including its design, text, graphics, interfaces, and underlying code, is the property of LionHeart Property Group LLC and is protected by applicable intellectual property laws. You may not reproduce, distribute, modify, or create derivative works of any portion of the Platform without our express written permission.

The Platform is provided “as is” and “as available” without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Platform will be uninterrupted, error-free, or free of viruses or other harmful components.

To the maximum extent permitted by applicable law, LionHeart Property Group LLC and its members, managers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Platform, including but not limited to loss of data, loss of revenue, or interruption of service, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising out of or related to these Terms or the Platform shall not exceed the greater of (a) the amount you paid us in the three (3) months preceding the claim or (b) one hundred dollars ($100).

Nothing in these Terms limits our liability for fraud, gross negligence, willful misconduct, or any liability that cannot be limited under applicable law.

You agree to indemnify, defend, and hold harmless LionHeart Property Group LLC and its members, managers, employees, and agents from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Platform, your violation of these Terms, or your violation of any rights of another person or entity.

These Terms are governed by the laws of the State of Maryland, without regard to its conflict of law principles. Any dispute arising out of or related to these Terms or the Platform that cannot be resolved informally shall be subject to the exclusive jurisdiction of the state and federal courts located in Montgomery County, Maryland.

Nothing in this section limits your rights under Maryland landlord-tenant law, including your right to pursue claims in District Court.

We may update these Terms from time to time. We will post updated Terms on this page with a revised effective date. For material changes, we will provide notice by email to registered users. Your continued use of the Platform after the effective date of updated Terms constitutes your acceptance of those Terms.

We reserve the right to suspend or terminate your access to the Platform at any time for violation of these Terms or for any other reason at our discretion. Termination of your Platform access does not affect any rights or obligations under your lease agreement or owner contract, which are governed by those documents and applicable Maryland law.

If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary so that the remaining Terms remain in full force and effect.

These Terms, together with our Privacy Policy, constitute the entire agreement between you and LionHeart Property Group LLC regarding your use of the Platform. They supersede any prior agreements or understandings regarding the same subject matter.
